Umbrella liability can provide liability coverage above the limits of a regular policy.  For example, if someone is badly hurt on your property due to your negligence, your homeowners insurance may not cover the myriad of possible medical and lawsuit costs.  Your umbrella liability policy would take over when your home insurance liability coverage has reached its cap.

What is covered under a standard umbrella liability insurance policy?

While the specifics of your policy will depend on the provider and the person being insured, there are several basic categories you can expect an umbrella liability insurance policy to cover:

Bodily Injury Liability: covers the cost of medical treatment when another person is injured and you are at fault. This could be anything from a vehicle accident, a dog bite, or a bad fall on your property.

 

Property Damage Liability: coverage for damage or total loss to another person’s property, such as their car, their building, or even an expensive decorative item.  This policy typically covers you and your household family members, like a child or dog.

 

Landlord Umbrella Liability: helps protect against the liability of owning a rental unit or an entire apartment building.  Examples of this include litigation costs of someone injuring themselves on your land, or of your tenants injuring another person and you are found responsible.
